LF Skåne Hyresfastigheter's journey toward data-driven property management
For property owners, maintaining the right temperature for thousands of tenants with unique preferences while optimizing energy use across a diverse portfolio without real-time data is a major challenge. LF Skåne Hyresfastigheter previously had to rely on estimates and assumptions. But after connecting hundreds of apartments, they now receive real-time data on temperature and humidity at both the property and apartment level. This makes property management smarter, energy use more efficient, and indoor climate better for tenants.
From reactive to proactive – LF Skåne Hyresfastigheter digitizes for better living environments
LF Skåne Hyresfastigheter's growing property portfolio includes 16 buildings with 625 apartments and 21, 000 square meters of commercial space, such as offices and retail units. Without digital tools and property data, facility management was often reactive rather than proactive. A small operations team had to visit properties to investigate temperature-related complaints – an approach that cost time and money, and sometimes tested tenants' patience.
It simply wasn't efficient, sustainable, or a good experience for our tenants. Everyone has their own preferences when it comes to indoor climate. With a diverse property portfolio, where some buildings are in more weather-exposed areas, we received many calls and complaints. It wasn't sustainable. We want our customers to choose us because we offer housing that's comfortable, secure, and energy-efficient.
From pilot to full-scale deployment – how LF Skåne Hyresfastigheter improves comfort for hundreds of tenants
To address these challenges and make smarter data-driven decisions, LF Skåne Hyresfastigheter began digitizing and connecting all their apartments. In partnership with Telia, they launched a pilot project with sensors installed in 50 apartments. The sensors, part of Telia's IoT indoor climate monitoring service IoT Monitoring, provide LF Skåne Hyresfastigheter with temperature and humidity data through a central dashboard in Telia's IoT platform. The system also enables automatic alerts when preset thresholds are exceeded, such as unusually high or low temperatures.
In the digital dashboard – which can be developed and customized for different customer needs – LF Skåne Hyresfastigheter's collected data is visualized in tables and graphs, making it possible to compare real-time and historical data. This enables identification of energy waste and areas where indoor comfort can be improved. It makes it easier for LF Skåne Hyresfastigheter to take proactive measures for better living environments, reduced energy waste, and lower carbon emissions.
The pilot results were clear: it works. Since then, LF Skåne Hyresfastigheter has expanded the deployment, and today all apartments are connected through Telia's indoor climate monitoring service.
Installation was simple. Once the sensor is active in an apartment, results appear immediately in the dashboard. With sensors in every apartment, we can see exactly where deviations occur. We couldn't do that before.
Better dialogue and fewer complaints – with real-time data
LF Skåne Hyresfastigheter reports that dialogue with tenants has improved noticeably, thanks to the ability to share real-time data and create a shared understanding of indoor climate factors. This transparency has made it easier to agree on solutions, making operations and maintenance more proactive, cost-effective, and sustainable.
I'll admit we were skeptical at first. But we're completely convinced now. We have much better control today, with a digital overview of indoor climate across our properties that gives us the decision-making foundation we need.
He explains that data from the system also helps them resolve issues faster, allowing tenants to receive confirmation more quickly when a problem has been fixed. LF Skåne Hyresfastigheter typically checks the digital dashboard twice daily to detect trends or changes. This not only improves response time but also makes it possible to provide proactive tips to tenants for better indoor climate.
We've gained a clear picture of what's actually happening in the buildings. We can act faster, explain why someone experiences it as too warm or cold, and make more precise adjustments. The number of tenant complaints has decreased significantly. This wouldn't have been possible without this service – we're genuinely impressed.
For LF Skåne Hyresfastigheter, with a smaller operations and property management team, the strong partnership with Telia has been critical to succeeding with their digitization journey.
I don't have a large team, so we depend on good partnerships with our suppliers. The collaboration with Telia has been excellent – responsive, flexible, and genuinely collaborative. Exactly what we need in a partner.
Toward 1, 000 new apartments – and a smarter real estate industry
LF Skåne Hyresfastigheter's strategy is to grow to over 700 apartments and approximately 23, 000 square meters of commercial space by 2028. They have acquired a new construction project with 139 apartments and approximately 2, 600 square meters of retail space in Lund. These modern apartments will be move-in ready in early 2027. A key part of this expansion is continuing to deploy Telia's IoT service in all apartments, with the goal of using data for automated energy optimization. They also hope to inspire other property owners to follow their example and digitize their properties.
The real estate industry can be somewhat traditional – and sometimes skeptical – when it comes to digital services. Many still want to manually control temperature settings in the operations center. But now that we've seen the effects with our own eyes, I want to encourage everyone in the industry to give it a try. You order the sensors, install them in minutes, set up the system – and see results immediately. We're still early in our journey, but the impact so far has been fantastic.
